Core 42 Business Park
Tamworth

Core 42 is a significant 43.29 acre site in a prime location fronting the A5, 0.5 miles from Junction 10 of the M42.

About

Despite not being a Local Plan allocated site, HPG promoted the land through the planning process and successfully achieved a unanimous approval for the development from the local planning authority. Following the grant of planning permission, in 2016 HPG constructed an all-ways signalised junction on the A5 trunk road dual carriageway and carried out a site wide infrastructure package including services, estate roads, and the creation of the development plateaus. In 2017 and 2018 HPG constructed 100,000 sq ft and 160,000 sq ft units for the first two occupiers Bond International and Greencore Group Plc. Shortly thereafter a smaller unit scheme of 14,259 sq ft, 25,177 sq ft, and 31,351 sq ft was developed for Grafton Group Plc, Marshall Group Plc, and Alpini & Pitigliani. The final bigbox unit of 345,414 sq ft was completed in March 2022 and is now occupied by AP Moller Maersk.

All units have been developed to the highest sustainability criteria including BREEAM ‘Very Good’ and EPC ‘A’ Rating.
